What this is

TenancyArmour is a tool that helps UK landlords deliver the official Renters' Rights Act 2026 Information Sheet to their tenants by email. It downloads the Sheet live from gov.uk on every delivery, generates a cover letter and acknowledgement form on your behalf, and sends them by email. By using it you agree to these terms.

You are the landlord (or authorised agent)

You confirm that you are the landlord, or are authorised by the landlord, for the property and tenancy you submit. You are responsible for the accuracy of the names, addresses and email addresses you enter. We do not verify any of this.

Not legal advice

TenancyArmour is a software tool. It is not a solicitor, paralegal, or regulated provider of legal services. The cover letter and acknowledgement form we generate are templates. The Information Sheet itself is the official Government PDF, sourced live from gov.uk. We make no warranty that delivering through this tool will, on its own, satisfy your statutory duty under the Renters' Rights Act 2026 in every circumstance. If your situation is complex, or if a tenant disputes delivery, consult a solicitor.

Email delivery

Email is delivered through Resend. We surface the Resend message ID to you in your receipt. A successful Resend "send" event is not the same as a tenant having read the email. If a tenant address bounces, you will need to deliver a hard copy by another method. Email attachment delivery of the Information Sheet is a method gov.uk lists as valid; a link to the PDF is not.

Acceptable use

Do not use the tool to send messages to anyone other than the named tenants of a tenancy you control. Do not submit fake or third-party data. We rate-limit submissions per network address; abuse will result in your IP being blocked.

Liability

To the maximum extent permitted by law, TenancyArmour is not liable for any indirect, incidental, special, consequential or punitive damages, or any loss of profits or revenue, resulting from your use of the tool. Our total liability for any claim arising out of or related to the service is limited to the amount you have paid us in the twelve months preceding the claim, which for the free Information Sheet delivery tool is zero. Nothing in these terms limits liability for fraud, fraudulent misrepresentation, or anything else that cannot lawfully be excluded.

Pricing

The Information Sheet delivery tool is free. Future paid features (subscription tiers for ongoing notice generation, document vault, court-ready bundles) will be priced and described separately at the point of purchase.

Changes

We may update these terms. The "last updated" date above will change when we do. Material changes will be communicated via the home page.

Governing law

These terms are governed by the laws of England and Wales.
