What's the difference between £29 one-off and the subscription?
The one-off gets you one Section 8 notice for one property. The subscription gets you unlimited notices across all your properties, plus the court bundle compiler, compliance calendar, document vault, and Section 13 rent increase forms. If you've got one tenant to evict and that's it, the one-off is right. If you've got a portfolio or expect to do this more than once, subscribe.
Is the £29 one-off really one payment, no recurring charge?
Yes. Card payment via Stripe. One charge of £29. You won't see another transaction unless you come back and buy something else.
Do I need an account to buy the £29 one-off?
No. You enter your email, fill in the notice details, pay, and the PDF arrives in your inbox. Create an account afterwards if you want to build a court bundle later.
What's the 30-day money-back guarantee?
If the notice we generate is rejected by a court on a drafting error on our end — wrong form, wrong notice period calculation, missing prescribed wording — we refund the £29 within 5 business days. It doesn't cover rejection on evidence grounds (which is on you to assemble) or on a fault in what you typed.
Is the wizard legally reliable?
The wizard uses AI to suggest which Section 8 grounds apply to your situation and what evidence the court will want. It is a tool, not legal advice. The Form 3A it produces is the prescribed form required by gov.uk under the Renters' Rights Act 2025. For complex disputes or cases involving significant sums, get a solicitor's review before serving.
What happens after the 31 May Information Sheet deadline?
The Information Sheet tool stays free. Section 8 possession notices and Section 13 rent increases stay paid. From September 2026, landlords also have to register on the Private Rented Sector Database before serving any Section 8 — subscribers get reminders.
