The Renters' Rights Act Information Sheet
The first deadline of the new regime, and the most-fined.
The Information Sheet is a 4-page Government PDF every English landlord must give to every existing tenant by 31 May 2026. It explains tenant rights under the new Renters' Rights Act 2025.
Failing to provide it can trigger a civil penalty of up to £7,000 per breach (gov.uk). If the breach continues for more than 28 days after a penalty is imposed, the landlord can be liable for further civil penalties up to £40,000 or criminal prosecution.
What you need
- The exact PDF from gov.uk (caching is risky; use the live download).
- A delivery method gov.uk lists as valid: paper hand delivery, paper post, or PDF as an email attachment.
- Proof of delivery for your records.

Common mistakes
- Sending a link to the PDF. Not valid per gov.uk; the actual PDF must be attached or handed over.
- Sending only one copy to a couple. Each named tenant on the agreement is entitled to a copy.
- Forgetting to keep the proof of delivery. If a tenant later disputes receipt, you need a paper trail.
