Notice periods for every Section 8 ground
Under the Renters' Rights Act 2025, the notice period required for a Section 8 possession claim depends on which ground you cite. Where you cite multiple grounds, you must use the longest applicable notice period.
4 months notice
Grounds 1 (landlord/family moving in), 1A (sale), 1B (rent-to-buy), 2 (mortgagee sale), 2ZA-2ZD (superior leases), 4A (HMO student), 6 (redevelopment), 6A (decant), 6B (enforcement).
2 months notice
Grounds 5 (minister of religion), 5A-5D (employment-linked), 5H (stepping stone), 7 (succession), 9 (alternative accommodation).
4 weeks notice
Grounds 5E, 5F, 5G (supported accommodation), 8 (3 months arrears), 10 (any arrears), 11 (persistent late), 18 (supported accommodation non-engagement).
2 weeks notice
Grounds 4 (student let), 7B (no right to rent), 12 (tenancy breach), 13 (property deterioration), 14A (domestic abuse), 14ZA (riot conviction), 15 (furniture deterioration), 17 (false statement).
Immediate (no notice waiting period)
Ground 7A (severe ASB conviction) and Ground 14 (anti-social behaviour). Proceedings can begin immediately after notice service.
