The Private Rented Sector Database

The Private Rented Sector Database is the new central register of landlords and their properties in England. From 1 September 2026, landlords must be registered before they can serve any Section 8 notice (per gov.uk guidance).

Who has to register

Every private landlord letting an assured tenancy in England.

What you will need to provide

Personal details, the address of every let property, basic tenancy details. Specific data fields will be confirmed by Government in advance of go-live.

Why it matters for possession

Service of a Section 8 notice by an unregistered landlord after 1 September 2026 may be invalidated. Registration is a hard prerequisite, not a tick-box.
