Ground 7A: Severe ASB or criminal conviction
Ground 7A is the mandatory partner to discretionary Ground 14. Where the tenant has been convicted of a listed serious offence, breached a noise abatement notice, or breached an anti-social behaviour injunction, the court must grant possession.
This was made mandatory under earlier reforms and continues unchanged under the Renters' Rights Act.
What you need
- Court order or conviction documentation referencing the qualifying offence or breach.
- Form 3A citing Ground 7A.
Common mistakes
- The list of qualifying offences is specific. A general anti-social pattern without a conviction does not qualify; use Ground 14 for that.
- Strict procedural rules around the timing of the notice. Get it wrong and the mandatory route fails.
