The recurring deadlines every English landlord has to track.

Self-managing landlords drown in deadlines. Here is the consolidated list of recurring legal compliance items every English landlord faces under the current rules.

Annual

Gas Safety Certificate (CP12): every 12 months by a Gas Safe registered engineer. Provide a copy to every tenant within 28 days of inspection.

Every 5 years

Electrical Installation Condition Report (EICR): every 5 years (or sooner if recommended). New tenancies require an EICR before the tenant moves in.

Every 10 years (or earlier on let)

Energy Performance Certificate (EPC): valid for 10 years; an EPC of E or above is currently required for new tenancies. Government has consulted on raising this to C; check current rules at let.

Per tenancy / per change

Deposit protection within 30 days of receipt.

Provide the latest How to Rent guide.

Right to Rent immigration check before tenancy starts.

Smoke and carbon monoxide alarm checks at start of tenancy.

One-off Renters' Rights Act deadlines

31 May 2026: Information Sheet to every existing tenant.

1 September 2026: register on the Private Rented Sector Database before serving any Section 8 notice.
