How to deliver the Information Sheet

Three valid methods, one absolute prohibition, and the proof you need to keep.

Every English landlord must deliver the official Information Sheet to every existing tenant by 31 May 2026 (gov.uk). Here is the practical how-to for getting it right.

Step 1: Download the official PDF

From gov.uk only. The Government says the Sheet is only valid when downloaded from their page. Do not use a cached or third-party copy.

Step 2: Pick a delivery method

Hand delivery in person (paper). Get a witness signature.

Post (paper). First Class with a proof of posting receipt.

Email with the actual PDF as an attachment. A link is not valid.

Step 3: Keep proof

If a tenant later disputes receipt, you need a paper trail. The fine for missing the duty is up to £7,000 per breach.

Step 4: Per-tenant

Every named tenant on the agreement is entitled to a copy. A single copy to one tenant in a multi-tenant let does not satisfy the duty for the others.

Common mistakes

  • Sending a link instead of the PDF. Most common mistake; not valid per gov.uk.
  • One copy to a couple. Each named tenant needs one.
  • No proof. If challenged, you cannot prove delivery.
